California home prices are staying strong at record levels during the pandemic and the rental market is rising too.

The median home price statewide in October was $711,300, a slight drop from the record set in September. We’re talking a difference of a little over $1,000, according to data from the California Association of Realtors.

“It’s good old fashion economics 101—supply and demand,” Sacramento realtor Kellie Swayne said. “There’s a high buyer demand and low housing inventory.”

Swayne has been a realtor in Sacramento for 15 years. According to C.A.R. The Sacramento median home price was $440,000 in October., an increase from $385,00 in October of 2019.

Despite a year of record unemployment, the pandemic is fueling demand thanks, in part, to low interest rates.

“To see the shift in prices and the shift in buyers and the demand—it’s really, it’s remarkable,” Swayne said. “Obviously it ranges from a qualifying standpoint “but I have borrowers right now that have an interest rate in the ones-- 1.875%, 2%.”

The competition is also stiff. The median time a home stays on the market in Sacramento is six days, according to C.A.R. The same time last year it was 14 days.

"I had a listing come up last week that was on the lower end of the price range, $200,000 range,” Swayne explained. "And in five days we had over 40 offers."

Remote working is another big player, however Swayne explains she has a mixed bag of local and out of town buyers.

“I’ve got a move up buyer client right now; we’re getting to close escrow this week,” Swayne said. "They are not all of our market, the Bay Area buyers, but they are definitely here, and I think that's a natural jump.”

Resort communities like Mammoth and Big Bear are outpacing the state's record growth. In South Lake Tahoe the year-over-year growth of home sales and home prices has risen by roughly 29%.

But it's not just housing. The Sacramento rental market is benefitting from a neighboring exodus.

The rental website Zumper explains while Sacramento rents have risen 15.9% to $1,460, San Francisco rents have dropped 22.6% to $2,700.

"The priorities of renters have shifted away from having big city amenities, since a lot of us can't use those right now anyway, to more space and affordability,” Crystal Chen with Zumper said.

But as prices rise, fewer people can afford a home in California. In October, 28% of people statewide could afford the median priced home of nearly $700,000 —a drop of 3% from the same time last year.

"Not just as a realtor but as a mom,” Swayne explained. “I've got a 2-year-old and a 4-year-old. And I don't know that when they're my age they will be able to afford a home here close by to where I have built my life."
