（KCRA3）More people are moving out of big cities and heading toward surrounding areas, like Sacramento. The transition is driving rental prices up in counties like Sacramento, while rent in areas like San Francisco is going down.

“This is bigger than what I used to have,” said Sherveen Riazati. “It has a yard of my own, so a lot of space. I have parking. Something you just don’t find [in the East Bay].”

Riazati moved into a one-bedroom rental in Sacramento on Monday. He left the East Bay and is now paying a third of what he used to spend on rent.

A recent report from Realtor.com shows rent is decreasing in California’s urban tech hubs. For example, rent for studio apartments in San Francisco dropped 31% compared to last September. Santa Clara, San Mateo and Alameda counties also made the top 10 decreases for counties across the country.

Meanwhile, there is growing demand for housing beyond those major cities. Sacramento ranked No. 5 in the nation for rent increases for one-bedroom units and No. 6 for studios. Studio rent prices saw a 16.2% increase from last year, bringing the median rent up to $1,400.

Franco Garcia, owner of Garcia Realty, said Sacramento is indeed seeing this exodus from Silicon Valley.

The drop in supply and jump in demand means rental prices are on the rise in Sacramento.

“It’s less expensive to buy right now than it is to rent in Sacramento,” said Jenny Smith.

Jenny Smith is a real estate agent with Keller Williams Realty & Renee Catricala real estate team in Sacramento. Not only is more expensive rent a challenge, she said finding a rental property at all is another hurdle.

In fact, the situation hits home for Smith. Her kids are buying a home this week because they could not find an affordable place to rent.

“I don’t think that they would have been ready to buy had we not had everything that’s going on and the rents being up there,” she said. “Their mortgage will be a little less than $1,900 a month. So, a significant savings if they were looking at $2,300 to $2,500 a month. That’s why it made perfect sense to find them a place to buy.”
