(KCRA)Sac rental homes increasingly being sold, finding a replacement for same money nearly impossible

The housing market in Sacramento is booming and landlords are looking to cash in. Because of that, an increasing number of rental homes are being sold and tenants are being asked to leave.

One of the many people who have found themselves in this situation is Sheryl Strauch. After 14 years years of renting the same home, it is about to belong to someone else.

The owners are getting out of the home rental business and selling the home to move closer to family.

The owners have given Strauch and her daughter 60 days to find a new place to live.

"It seems like the worst time to have to try and come up with something fast," Strauch said.

Strauch has been paying $1,420 a month for her three-bedroom, two-bathroom home.

"The landlord has been awesome to us. We pay a lot less than anybody probably in Sacramento, honestly," Strauch said.

She told KCRA 3 Investigates that the property owner has been generous and has kept her rent on the lower end for more than a decade.

But now that she's in the market for a new home, the price to rent is a bit of a shock.

Strauch is entering the market at a time that rent in Sacramento is growing at double the national average.

"First off, the rents are high, but oddly enough, they get so many applications for each rental," Strauch said in disbelief.

Zillow Group found rent for single-family homes in the Sacramento Metro area is up 8.1% since the start of the year.

Ziprent performed a market analysis and found people living in Strauch's neighborhood are paying an average of $1,734 to rent a three-bedroom home.

For landlords like Strauch's who are looking to sell and get out of the home rental business, or for landlords who have other various reasons, now is the perfect time to sell, according to real estate attorney Brian Skarbek.

"Across California, is there an increasing number of rental houses being sold?" KCRA 3's Brittany Johnson asked Skarbek.

"I have seen at least a 10-time increase in the number of cases where single-family home rentals are being removed from the market and sold," Skarbek replied.

Skarbek, attorney at law at the Law Offices of Todd Rothbard, said a major factor right now is the COVID-19 Tenant Relief Act for renters facing financial hardships due to COVID-19.

"And when you place that on a single individual owner, some of those owners can't bear it, and they're put into a position where they're forced to sell for financial reasons."

"The short answer is yes," Skarbek replied. "The sale itself is not a basis."

"We have seen a lot of people move to the multi-generational living where moms and dads will sometimes rent larger homes with their children to kind of make it all work," explained Dan Ferguson, broker and owner of Ferguson Property Management.

For tenants having a tough time finding a replacement home, Ferguson said hit the streets in addition to scouring the internet for rentals.

"You got to hit the pavement hard and try and find something and try to be first in line. Most suitable management companies will take people on a first come first serve basis.
