In three separate transactions, Trinity Property Consultants paid more than $300,000 per unit for the three complexes, according to paperwork filed Tuesday with the Santa Clara County Clerk-Recorder's Office. The Edward Dowd family trust owned two of the complexes, one on the city's east side, the other on its west side. The third property — the largest of the lot — was owned by a collection of individuals, family trusts and real estate investment firm Marcus & Millichap.

Dowd died in February, his attorney, Sarahann Shapiro of San Jose law firm Pahl & McCay, told the Business Journal. After his death, his heirs decided to sell the properties, she said.

The sales come as rents in the San Jose area have been soaring. In September, the median rent hit $3,333 a month, up 10.7% from the same month last year, according to Realtor.com. That was the eighth biggest increase nationwide among the 50 largest metropolitan areas, according to the report.
